Common Roofing Problems, and How to Prevent Them

 

Many residential roofs we see in the DFW area have serious issues due to neglect by homeowners. Most of the time, the neglect is completely unintentional. Too many homeowners assume that if their roof has a problem, they will know. For this reason, many minor roofing issues go unresolved and turn into larger and more costly roofing problems. In order to recognize potential problems with your roof, you need training, skills and hands on experience to have a better understanding of what to look for when it comes to your rooftop repair needs. But detecting this kind of problem early is key to being able to save the structural integrity of your roof. We recommend having a professional roofing company inspect your roof at least once a year, especially after a major storm.

Some of the most common roofing problems include but are not limited to:

Moisture – Although generally moisture is not a problem without a leak being present this is not always the case. Moisture build-up will cause problems especially if left unresolved over time. Moisture will lead to mold and mildew and all of this will begin to cause rot. It can develop into a deeper problem if it begins to also get into the walls and pose a threat to the structure of the house.

Lack of Maintenance – Ideally, you should schedule an annual inspection of your roofing. You should also plan on having a professional inspection following any severe storm events. Over time there are many things that go wrong with your roof and you need to be on top of taking care of it on a regular basis. Mildew, sagging or large holes are usually clear indicators of a roof that has been neglected.

Storm Related Damage – Summer, spring, winter or fall any season can cause storm related damage. Hail, rain, heavy winds, lightning or even broken branches can all cause major roofing damage. Make sure following any weather related events you have your roof inspected for possible damages. There is a limited amount of time for filing an insurance claim, and you do not want to end up paying for these damages out of your own pocket.

Poor Installation – Many roofing contractors swarm to the area after a storm because they see the opportunity to make some quick money. Some of them are not even professionals or qualified at all to take on this type of work. Once they install the new roof and leave town, it can take several months or even a year to detect a problem, but once it begins to cause issues it is generally too late for a quick fix. At the very least you will probably need to completely replace the roof. One way to avoid this issue is to ALWAYS hire a local roofing company, thoroughly do your research on the company. The best way to avoid roofing scams is to call and make an appointment with a roofing company that YOU find and feel comfortable with, and NOT hiring people who come to your door.
